    I had a Huh? moment when I read that the first time...then I realized Surfers Paradise wast the city and Oceanic Security was the Lender/Shark...


    Carly and Steve get a lot of practice squeezing smaller fish ...with their Elite Property development consortium.. they call it a Mentoring program

    the hook it the free seminars...the whole Elite program cost $50,000+ for a year with that money you are getting over priced Advice..AND DEFIANTLY LESS THAN EXPERT ADVICE and Second Hand advice at that...there nothing earth-shattering about the guidance.. Need a Loan?..we Know a Guy!

    We will look at your property and tell you what you need to do first...

    with monthly payments interest adds another $7000. by years end .and there are some additional costs filing things and documents...then you have to find a way to get a loan or find some deal with no money down..the only way to really do that is find someone who is willing to sell their property because they may be having financial difficulties, or under duress and willing to let the property go with no money down and a promise.. .and you still have to arranging financing ...or get a construction loan....etc.

    Banks have tightened their lending its not like 6-7 years ago when they would hand out mortgages and relied on government securities to back up bad loans that went belly up..
    a lot of loans are tricky with time limits and increases in interest and Balloon payments.

    and .your on the Hook ..with your John Hancock on the dotted line ...Not your Mentor...

    And because some of the people who get involved don't really have a construction background..or the investment in tools or the skills... your Mentors will help you find a shady contractor friend of theirs..or a guy out for a quick buck...because after all they are your MENTORS. while your squeezing a few dollars to juggle two mortgages. pay off credit cards..

    to continue to help you through your Mentoring you'll get a second year if you need it at around $4000 what a bargain...well they are already tired of you because they have your cash..all while they have given you as little as possible advice. they would have long ago pushed you off on a young inexperienced cocky employee..

    now if you show promise.. and get your first property to market and sold they May want to play with you a little longer...and you get a chance to move up the Elite ladder of success!

    HERES WHAT YOU MIGHT HAVE MISSED,,,they are making money through kick-backs from the contractors they hire for you..STUFF YOU DON'T NEED TO KNOW ABOUT .everyone does it... JUST THE COST OF DOING BUSINESS..WINK .. I'M YOUR MENTOR WOULD I STEER YOU WRONG.

    my guys do excellent work...I've gotten you the best possible rate you could have on a loan...TRUST ME. you'll never know that I got a small *cough* fee from the lender for steering them the business...*cough*

    it works out OK if you have a couple hundred thousand dollars burning a Hole in your Pocket. or you have equity in some real estate of your own as collateral.

    for those struggling..as Carly and Steve would say....you pulled it in...

    That is EXACTLY what they do but the main AIM is for them to USE YOUR MONEY because there's is too precious to risk in their dodgy deals. There's no way they'd back up their own ideas with their own money even if they had it!
    You come up with the deal and Carly sells it to the other Elite members and for that effort she gets 50to 80% of YOUR profit and puts NO money down and takes NO risk. Who wouldn't get rich doing that???
    By the way selling it is easy, that's Chris Gordon's job and because they insist on knowing Elite's financial position they know exactly who has the money and who to target.
    The Toronto job was $1m over budget thanks to Fagan's incompetence which is why it's no longer on CCorps website and looks like the Elite members had a gutful and took over themselves.

    Sorry, I was trying to piece together the loan shark companies from a couple of those painful stories in a thread on a properties site, and thought that Surfers Paradise was one of the names.

    I'm suspicious that two of the painful stories seem to involve people going to these type of scumbag usurers for a "short term loan", which they okay'd with a nod and a wink from Carly and Steve. ("Oh, they say that they're definitely going to develop the property, but there's no contractual obligation. Well, good enough for me, loan approved!")
